    could be either...but most likely if it's plaster, the lathe would be gypsum. It's basically drywall with a skim coat of plaster over it. By the end of the second world war, they had started to use gysum rather than wood lathe as it was cheaper.

    My strong feeling is you have drywall, some plastering in more expensive home has been done but that is sort of rare.You may even in a modern plaster wall find a plaster backer that resembles drywall.
    My house was built 1964, and it's plaster from top to bottom. That is likely what you have. However, the plaster will still have wooden studs behind it.





    It's not too difficult to tell. Stand beside the wall, and take a look down it. See if you have a wave to the wall. Meaning it is not 100% straight. Drywall would be 100% straight, where as the plaster wouldn't be. You can tell by the way the light reflects off the wall.

    Get the plumber out there again, as he did not solve the problem the first time. He should charge a ';continued'; labor charge. (time spent) This time listen outside for the sound of the snake in the line. You should hear a ';thumping'; sound.





    Most main lines come out of the house in a straight line between the bathrooms. At the house it should not be deeper than 12 inches. Make yourself a probe by sharpening a 3/8 metal rod, and attaching a handle on it. Use it to probe in the ground for the sewer pipe. You can tell it from a rock by probing several times in a straight line when you hit something solid.     Nope, clean outs werent required in all states back then. Honestlly, if your having that much trouble, dig it all out and have it replaced now with PVC and the clean outs properly spaced to new codes. Once roots are into that old cast your done. There is also a chance the roots got big enough to crack the pipe. Fix it now or you'll just be throwing money at it.
    It was common practise in the 60's to put in a clean-out somewhere in the basement or crawl space. These were not required everywhere and, like anywhere, contractors often looked for ways to cut corners, so they were not always installed.





    If you cannot find it, have plumber come back and remove a toilet to gain access. The was seal will need to be replaced. do not let him reuse the old one.





    Since you had a plumber come in 2 days ago, he should come back and finish what he started at no charge, under his warranty.





    It is a good idea to have the drain scoped to see if there is an other problem. Again, he should do this under warranty to prove to you that he completed the work or that your tiles need replacing with PVC because the problem is more serious.

    If you decide that you want a different plumber to come in because you don't trust the first one, get one that is equipped with a scope and a locator. The locator is a device that works with his scope. The scope emits radio waves from inside the pipe that the locator detects. It can be used to determine exactly where the pipe is or, if it you have a damaged section, where the damage is located (where to dig).
    Ascertain that everything the plumber did was in the contract and paid for. I agree that the plumber should be guaranteeing the work that he stated he would do. That being done, before you go digging up the yard, check with companies that may be using cameras on the snake. They will be able to determine what the exact problem is. The roots can also change the pitch, possibly causing backups.
    there should be a house trap in the basement or if on a slab in the crawl space. if not try to lift the toilet nearest where u think the pipe exits the house. if on a septic system you have a broken line somewhere. if on a public sewer, and its not more than 150 # from the house to the center of the road you also have a broken line. if the hack u hired snaked 150# and didn't hit the sewer main, he just pushed the blockage further on. its either a broken pipe or u need a longer snake. u might want to call roto cause that's all they do and might have the right equip. sorry i cant paint a better picture but its gonna get worse before it gets better. it might be worth considering a new sewer main and be done with it. roots come back

    First check with you local city/gov office ... you may not only be able to file for some restoration relief money they may be able to connect you with people in your area who can recommend contractor, supplies tips and tricks.

    Yes, when I was 16, my date's house. He picked me up and we were driving down the street and past his house and it was on fire. It was horrific. Everyone was out, except for one of their dogs, he tried to save her but could not. We stood and watched it burn until the only thing standing in the end was the chimney, fireplace and foundation.     My 1970 Uniform Building Code allows 2 x 4 studs for exterior and interior load bearing walls for one and two story frame structures. It requires 3 x 4 or 2 x 6 studs to the bottom of the second floor joists, and permits 2 x 4 studs for the two upper stories.     I agree with you. The 2x6 walls do allow for mor insulation, but with the house wrap available today I do not see the need for 2x6 walls. There have been may home built with 2x4s and they are still standing. No matter whether you use 2x4's or 2x6's, make sure you caulk and wrap your new home.
    2x4 construction is strong and has been proven to be so.2x6 construction is used more and more these days but you need to take into consideration that it also takes from your actual living space.Use what you are most comfortable with especially in high wind areas
    Most homes are built with 2x4's if you live in a really cold area you might consider 2x6 walls.

    Normally it is 1/2 inch but some built with 3/8 as a money saver...It is ok but you have to be carefull what you hang on the wall and make sure you use the right type of anchors for that thin drywall as it is very easy to have something to heavy, ie mirrors etc., pull out and leave a hole to fix.. I had 3/8 in a previous home and a contractor buddy helped me strengthen the walls by applying a good grade wall paper which was actually a cloth like material over the painted wall. I chose a texture and color wallpaper that if in the future I wanted to paint it, it would accept a good quality paint and cover completely..
    3/8's is fine you can still buy it today.Thats just what the used back then it fine a little fragile wont take the abuse that half inch will but nothing to worry about.
    Today's codes call for minimum of 1/2'; partly for fire proofing between rooms, and 5/8'; for fire proofing between garage and house. The 3/8'; was generally used under a skim coat of plaster. If you don't like it you can add another layer over the existing but you will have to use extensions on the electrical boxes, door jambs, window sills.

    I have a builder and we are in the process of reviewing the contract. We have worked on this for some time, I know what items are going in the house and we settled on a price. Now the contract is with us.

    Yes, get an attorney.





    Don't pay the contractor any $$ up front. Pay them at predetermined intervals with that last payments to be made after the building inspectors have made sure the work is up to code for your area.





    Make sure that you have enough liability insurance in case your contractor or their employees are injured or killed while working on your property. You don't want to have to sell the house to finance the lawsuit. If you are Canadian, you'll need to look into paying into WCB (Worker's Compensation).





    If any of these issues are a suprise to you i.e. Liability insurance and a final building inspection, please do more research before you allow someone to work on your home. A discount contractor could cost you more that can you imagine.





    If none of this is new to you, good on you for covering all the bases. :)House building contract..help needed?
    Ask the builder for a list of homes that he has built. Then go check them out. Knock on doors and ask questions. Not just of the owners but the neighbors as well (they saw the house being built). What the builder has done in the past, he will do again. Just do a little leg work. Try the inspection departments of the houses that he built. You can learn a lot by looking at the permits, the file, that will be on the house.





    But be aware that some owners just can't be pleased. I have one buyer who is a NIGHTMARE in every sense of the word. If you talked to him only, you would think I did a poor job. If you talk with the building inspector, he will say this owner is a fruitcake. I mean, who tapes up all the doors and windows and the eave vents and all but one cold air return? This nut I sold to, that's who.
    Hire a lawyer or other legal person to review your contract. There can be things in there that you don;t understand. It should only cost a couple hundred and be well worth it.

    There are many different levels of architects and their fees will be based on the size and complexity of your home, plus what services you want the architect to provide. Do you want them to do construction administration, interior drawings, pre-construction, etc. For your information, pre drawn plans are not done by ';architects';, or at least they are not legally allowed to advertise themselves as architects, unless they hold a current license to practice architecture in all 50 States. It will be constitute as practicing architecture without proper license in any State where they are not licensed.


    Generally, an architect will charge around $8/sf, their rate may drop if it is a large project. If the house is smaller than 3500sf, expect to pay around $12/sf. Designers on the other hand will charge as low as $1/sf. However, with designers, you will have no legal action if something should go wrong.


    If you want to follow the route of using pre made plans, you should consider buying production homes instead. The pre made plans are essentially production homes with tweaks in it. In this market, there are great deals for existing homes, you will find a much better bargain and save your time and energy.House building question?

    Yes you need blueprints and multiple copies. It may cost $1000-$2000 to have custom plans drawn up. I always bought pre-made home plans and changed minor things myself while building. I have bought pre-made plans for around $500.

    It depends on your location and what materials you want to use. Most contractors use the same flat rate of $ per square footage in each area, it is the materials and labor that costs the most. It also depends on what house plans you want to use. Obviously, pine wood for framing is more expensive than oak but do you buy it treated or treat it youself? Tile floors are cheaper than hardwood floors but which one will last the longest? Do you want tall ceilings, do you want crown molding, do you want a slab or a crawl-space? You really need a better sense of what you want before you can determine the cost. Start with your floor plans.House building costs?
    A good contractor now will probably charge about $125 per square foot. May even be more now with the past housing boom but I am guessing this will be about the average.     Have you bought your land yet? That's an important step, one which should be done first. Once you have the land, you can check with the municipality to verify setbacks and other ordinances, and make sure you can build the house you want on the land. During this process, you will want to bring your sketch to an architect, who will convert it to a plan with which you can have it built. After that, you should go to the bank, fill out the application, and open an account for the construction loan. Next step is to start talking to builders. Always get a minimum of 3 bids, 5 is better. If you get 5, throw out the high and low bid, then look at the other 3. Compare them closely, making sure that each is bidding the exact same work and materials. Ask for and check references.     the problem is albert ...nobody knows where you live!...im a builder in uk ..so if you live here ...first you have to do scale drawings of the house ...best to go either to a person who does drawings (they advertise in local paper)...or an architect ...they will then do all drawings needed ...show you them so you know what your getting ...then they will apply to the council for you to obtain planning permission ...providing of course you own the land and have outline planning permission ...once you have got permission (6 weeks min).then you apply for building regs ...then you start looking for a builder ...ask around ...go by recommendation

    Well, it has to be the correct width and depth for the size of the structure that's being built. It also has to have the correct size flange at the bottom. If it hasn't been poured yet, they'll also verify that it's properly reinforced.

    Concrete ALWAYS cracks in some manner. Displacement is the concern here. If you recently purchased the home it is quite common for a home inspection to have been done. If so it would have shown up in his notes but not as a major concern. If you have displacement then it is a matter of how severe. If it is major then you should be contacting your realtor to start the process to inquire if there was a concealment of the problem. Unfortunately, you may be stuck with the problem.
    Foundations always crack. Its the TYPE of crack that is important. Here is a great resource that can help you id the type you have and explains what to do next.

    If you had an inspection done and the inspector didn't even note it there are some legal remedies you can take against him if it turns out to be serious.

    You are headed in the right direction since investing in real estate is a good thing.


    The land purchase (at least here in California) is probably consummated through the help of an escrow which prorates some expenses and taxes while insuring that you get clear title to the property. If you do not have escrow companies, get a real estate attorney to help you.


    Then of course, there is the concept of LOCATION. In all real estate investments that is the most important one. Check out the lay of your land. Walk it. Talk to people. Go to city hall and ask questions about utilities, building permits etc.


    The purchase of your land should be the easier part of your two part question.


    Building a house is the more difficult of the two tasks. You want to check out your builder every which way you can. My experience was that a lot of people involved in the building trades, including the general contractors are less than honest.


    Some will furnish inferior product to what is stipulated in the contract. Some will want to have all their money up front or at


    least too soon. Establish a payment schedule pegged on work progress allowing for a good chunk of money to be paid at the END.


    In the process, before paying anyone, have them give you lien releases so that you are not faced with having to pay for the same work more than once.


    When completed, file a Notice of Completion with your county and thus give constructive notice to all that the door to further liens slams shut in, I believe, 30 days from the filing date.

    Before ya buy -- have to have a soil researcher come out and determine if the ground is fit for building... Make sure there is a deed and not in the name of some dead person... I do not think a lending company will give out money on undeveloped land -- cash deed.... If you have a well for drinking. -Go to the neighbors and ask for a drink of water -- you will be very unhappy if the water sucks... Same with septic tanks and how good do they drain....Need a land Survey good luck-- their may be other things--ok
    Be careful of dishonest contractors. Most people I know who have done that were ripped off by shady contractors, even people who are in the construction business.
    Check the future construction plans for your area and include roads too. Good luck. Be careful.

    Get estimates from more than one local builder. Make sure the estimates detail what is included. Ask the builder if he has any problems with you dropping by at anytime throughout the day..if he says he does not want you to do that, then do not hire him. This is your home, and you need to be there..we checked in everyday. Be prepared to have to wait longer than the agreement..usually about a month..don't know why, that just happens. Here to start they require 10 % and the total is divided up over the building period. Start now looking for your appliances, flooring, cupboards, vanities, etc...so you will be ready and know who you want to deal with (builder can suggest people, but you do not have to deal with them). Check BBB for complaints about the builder's company..make sure they are a registered business..talk to people..local hardware stores anyone about them. Know your budget allowed for flooring, kitchen..etc..you probably will go over that, so be aware...any extras will cost you along the way...any changes will cost extra...pay for these as you go..feel comfortable with your builder or do not deal with them..that's about it..going custom is the only way I would have a house built..then it is just what you want..I am very happy with mine.

    We have built three new homes in the last 14 years but always through a community where either one or more builders are available to choose home styles from. The builders have many models to choose from as well as many exterior features. The decisions on the interiors are done through their design centers. After all the choices have been made, the home is built with that builders assortment of contractors. There is nothing more for us to do but wait for the home to be completed. Though not hassle free, it certainly beats going it alone from top to bottom.

    Most, if not all paint back then contained lead. Since it has been re-painted there should not be any problem.     Ok what does it take to be an architect? A license? from your state? A degree too! Are they all members of a group? Stop by the library and get a copy of architectual digest and see if there are any in your town that advertise in the magazine at least you will have something to talk to them about! Then crank up your courage and make some phone calls see if anyone needs an apprentice for the winter/summer? whatever? and describe your dream to the architect not the receptionist-they are paid to be the dragons that keep people from getting to the architect!     You'll need a real architect to make the house plans to hand into your city to have them give you approval and a permit to build. Then you'll have to hire a general contractor. I find it's best to ask your friends for a reference rather than just go to the Yellow pages. You'll want one with lots of experience and one familiar with your city codes. Be sure to find out if they have complaints against them with the Better Business Bureau.

    I wouldnt shy away from the house just because of the date built, but I would be sure to look at a few things. First off resale value. You can get a good deal on an older house, but when you go to sell it you may have to give the next people a good deal too. Check the structural integrity. If they redid all the fixtures and interior that is good, but I once bought a house where they just drywalled and painted over the mold. Be sure they did a good job. If you dont know what to look for a home inspection would probably be well worth it.     My husband and I just purchased our first home and it was built in 1915. The electric, plumbing and windows have all been updated. There are hardwood floors, hardwood baseboards and window frames and door frames that thankfully were never painted over. The heating system was updated from the old gas heaters to a furnace with forced hot air. The vinyl siding is new and since the home has been in one family for quite some time, has been very well maintained and passed an FHA appraisal with flying colors.
    Have it inspected by a registered inspector in the state in which you reside, and ask the agent representing the seller to provide a home warranty at closing, covering structure, roof, power, plumbing, water and sanitary infrastructure. If the seller and their agent know the home is of sound quality, they shouldn't have a problem providing a warranty for at least the 1st year after closing !
    I LOVE old houses that have been updated! You shouldn't worry about the age, just the shape its in. Absolutely have a home inspection done, this should put any worries to rest. Honestly, older homes were built so much BETTER than ones today. Go for it! I wouldn't hesitate two seconds if it passed inspection!
    Oh, I would jump on it! They built houses really well in the 40's. Everyone who worked on that house took great pride in it, it was build with TLC, not with greed as houses are build today. That house has at least another 100 years to give a family. I would be really excited about it.

    You're really going to have to contact some local contractors/electricians about this, as the price varies quite a bit from one area to another.





    Here in the US, you typically find older homes with 60 amp service (say, over 50 years old), then 100 amp service for those less than 50 years, and today, with all the electronics folks run, 200 amp service is quite common.





    Unless there is a problem with the wiring in the home itself, you shouldnt need to change it any at all. If your home happens to be old enough to have the old cloth wrapped wiring, then it NEEDS to be replaced, and you should have that cost factored in.





    A typical upgrade from 60 to 100 amp service, would only require you to change the circuit panel box, and probably, the meter base (and the wires between them). If the meter base is changed, then you may need to change the mast too (if the wires are run thru the air, from your home to the pole).





    When I upgraded from 60 to 200 amp service, I bought the largest service panel I could get, and changed out the meter base, and mast. The utility came out and installed a new, larger, transformer on the pole, and ran new wires from the pole to my home, for free. I did all the work myself, so only had to pay for parts...it was a few years ago, but I believe it was less than $700 for the parts.

    Rule of thumb is that its cheaper to build than buy but most people don't have the time, expertise or desire to do so. The people that typically build their own home will do some of the work themselves and/or act as the General Contractor. Both of these will lower your overall cost. But the basic reason it saves you money is that there is no mark-up. A home builder is a business man. He builds the house at cost and then adds his mark-up for profit.     No one can really give you an accurate answer on time to build a house because you haven't given enough details.     Lay out a basic floor plan, and choose certain things you want - type of flooring, etc.


    Then get several quotes from different contractors. Depending on the price of goods at the time (changes constantly!), and the area you live in - a contractor can give you an APPROXIMATE price per square foot.


    The more detailed your plan, the better quote you will get.

    Another variable is the builder. I live in a rural area and had a rural builder. He cost a lot less, and we didn't have to use an architect, which pushes the cost up more.





    I asked builders for bids and they knew they were bidding against other builders.





    I also insisted in seeing homes the builders had built before.





    I found that rural builders cost less, but in some cases don't know as much as they should. Our builder did a pretty good job, but there were some things his men were very sloppy about and he didn't like having to come back to make right the things they did wrong. There's a law that any problems found in the 1st year must be fixed (here in the U.S.) and at the end of the year it was really hard to get him to come over and do those repairs as he couldn't charge for fixing his mistakes.





    I had a water leak, and when he came for that, he did all the other repairs.





    He did give us a quote by the sq. ft. While the cost of building materials went up after the quote and we had to pay the higher prices for the materials, we did not have to pay HIM a higher price.





    The trick to it is:


    1) get a quote for the sq. ft. - so he tells you cost of labor and cost of materials. He gets quotes on building materials from the building material supply house he will buy from.


    2) When you get your bank loan add either 10% or 15% to the quote and get a loan for the quote plus 10-15%. The reason is that materials go up in price but that additional money should cover the increase in costs.

    It may crack/separate/sink/settle at a different rate than the original.





    If it was truly the builder's error and the plans clearly identified the correct location, you can certainly fight to have a completely new foundation poured.

    Construction loans cost more than home loans, stringing it out will get very expensive. You will need to get financing for the construction as a whole, not piece by piece. Unless you have another type of financing available, or have your own money. Where ever you build my have restriction on how long it can take.





    Many banks will release the funding in stages. I don't think banks will want it to go for 2-3 years, some might. The bank may also require you to use a contractor and you will have to see what type of time line he will work on.

    You need to find a company in your area that does chemical stripping by dipping. There are companies that use this process for stripping old doors and cabinets and such. This will remove the paint to bare wood. Then all you have to do is check to be sure that the joints are tight and repaint with non toxic paint.     i think this item is sellable. why not put it on Craig's list or ebay? Or maybe donate it to a local charity auction or yard sale. Handmade dollhouses are desirable items. Be sure to note in your description about the paint problem. Let the buyer worry about the lead paint. True miniaturists will find a way to deal with it and refurbish the house. (I am assuming it is in good condition other than the paint).
    I'd find a babysitter for a day, and go out and get myself a can of zip-strip. I'd take it outside and strip it, collecting all the goo in an old metal coffee can (it will melt anything made of plastic) After it's all stipped I'd repaint it and let my kids love playing with it!
    Store it until the kids are a little older. Kids that put things in their mouths are too young to play with a dollhouse anyway.
    Put it in a big plastic trash bag and put it in the attic. Move out and leave it there.

    The house would be unlikely to collapse outright (although I suppose it could happen), but settling of the dirt would likely result in cracking of the foundation, which has to be fixed and is quite expensive. Pass on this house.Is it a bad idea to buy a house built on unstable/filled ground?
    Well it sounds dangerous to me. What you should do if you are really keen to get this property, is invest in a structural engineer, not just a home inspector. And one from that area too, who has seen lots of the same and knows what precautions/repairs can be done.

    My house built in 49, had aluminum siding added later. There are thin wood horizontal straps attached to the original wood exterior, then the siding added on to them


    So try to measure in by stud-widths from the side wall. Maybe test for a wall stud with a piece of coat hanger in your drill. Or find window edges and you know there sill be a 'jack' stud above and below the window opening, as well as a king stud beside it and count over by 16 inch increments from the king stud location.

    my husband and I just bought a house, and we had to spend thousands of dollars to undo the damage of what was the result of someone painting over wall paper. I would not recommend this at all. all you have to do is put boiling water in a spray bottle, and spray the wallpaper. Let the water absorb, for about 15 min. It should peel off, you may need to repeat once more for a clean finish. I hope this helps. p.s. since it is your house that you just bought, I would suggest doing the long propper way. It'll pay off trust me.
    Kilz will be your best bet.
    You should remove the wallpaper. You can score the paper with a rough pad. There is a chemical that after you spray it on the paper, will dissolve the glue and normally the paper will peel right off. You will get a better finish plus if you decide you want a faux finish, you have more options with a wall that doesn't have the wallpaper
    Even though it is the worse worse pain in the arssss ever it really is best to remove the wallpaper i have seen allot of times even when primer is used like kilz that eventually after a few layers it will always bubble then your left with a mess and have to remove it anyways, especially in a room like a bathroom where there is alot of mosture. Im not saying you need to remove it i have seen it work with kilz but just know that its chancy. YOu can get wallpaper solvent and a little tool to serate it with little holes it works well.
    you dont paint over it, you hire me to remove it , or you get a tool called tiger claw, or a steamer and you get the paper wet enough to peel, then hit the wall with a sponge then have at it. The tiger claw puts small holes in the paper and allows the water to penetrate and peel off. You can use kilz 2 latex or zinnger i think it's called, but i havent used it, i always use kilz

    Oxygen bleach (there are many brands) can make brick clean, but won't take the paint off. This is a low-cost, relatively low-mess fix.

    A high power water spray should do it. However if they're panted you might need to use some kind of paint remover on them first, then check the bricks to make sure they're able to withstand a hight power spray. If they've softened over the years, that would just make them worse.
    Any handyman will tell you, ';There is a place in Hell for people who paint brick';.





    However, if you are game, I'd go with gel paint stripper. Leave it on for a while, per the label, and then go at it with a steel bristle brush. It's going to be messy. This may also get the concrete off, but if not, muriatic acid will get off concrete smears. Bigger amounts of concrete can be nicked off with a cold chisel.





    I hope you have a good amount of time, and are not afraid of getting dirty. One last option, also messy, but real easy, would be to sandblast them. You can rent these.

    2 things you will never regret, have your cable,telephone, alarm system all wired into every room except the bathrooms. Put at least 2 outlets for cable TV/Cumputer hookups right next to electric plugs in every room, even in the kitchen. Make sure you have at least 2 rooms wired for wall mounted digital TV's. I'd suggest the family room and the master bedroom.


    Jet flush toilets. Worth every penny of the extra price.
    Technologies, I'll leave it to the other guys. What I have in mind is different. There are lots of scientific findings that our homes are more polluted than the outside air. What I recommend that you'll incorporate in your brand new house is a place for indoor plants that will help purify and clean chemicals from your indoor air. Especially that your house will be brand new and all the new thing inside will give off lots of chemical. The carpets and rugs, paints, woods and so on....





    To further my point check the book ';How to grow fresh air'; in your local Library. You might want to build the same kind of house they exhibit in there. Have fun building your new nest.





    Additional, with this new era of global warming, you're a believer or not, incorporate new technologies that will reduce your green house gas emissions. Build the house of the future and be a model.
    A heat recovery unit (HRV) would be nice it will exhaust stale air and transfer the heat into fresh incoming air, also if you have central heat and AC you can get things like electronic air filtering, UV light to kill mold and viruses, humidity control etc.


    Don,t forget in floor heat or at least heated bathroom flooring.
    I totally agree with the last answer on pre-wiring your home. We have coined the phrase ';future-proofing'; the house - if you think you MIGHT want a connection there someday - do it now!! We have also looked in to several whole house controllers - home automation type things - that will control everything from music in the media room, alarm, lighting, hvac units, everything! Can be controlled from a computer via the internet so on that trip where you're not sure if you turned the oven off, you can log on and see. Or long on and turn the A/C on so the house is cool when you get it. neat stuff - pricey tho!
    Put your money in infrastructure such as wiring, plumbing, heating, a/c and air purification, and don't forget the central vacuuming system. Don't overly concern yourself with the gingerbread ie. things that can be replaced at a later time without major construction.

    i lived in a end terrace exactly the same with 3'; gap between us and next door for twenty years when i was growing up and there was never a problem, my parents still live there and no problems have arisen in another 10 years so that's 30 in all. the house is well over 100 years old so i wouldn't worry 2 much
    my advice to you is to leave it but it all depends how much you really want the property but it could be picked up on survey and lose your survey fee and also it could (not saying will) give you problems at a later date

    Many lumber companies make custom millwork. Take a piece of the old moulding to a couple of the oldest lumber companies in your area and ask them if they can duplicate it without grinding new knives for their moulding shaper machine. The real expense of matching old moulding is in grinding the shaper knives used to shape the ';new'; moulding. You might get lucky and find out that they have made this moulding before and have kept the knives.





    Another option is to try to make the moulding yourself using a router table and the appropriate bits. If you don't have the equipment or skills, find a local craftsman/hobbiest who is a woodworker. You would be amazed at what a good woodworker can turn out with a router/router table and a little time.

    An experienced carpenter can duplicate it--it just depends on what it's worth to you to have this done.





    Or, sometimes you can find trim from other homes in your city from the same era. Watch for salvage sales.
    If you don't find anything online, you can just mix and match! A house doesn't always have to match.
    Another source is to go to a local millwork supplier. They may have knives already made that they can produce your trim profile with.

    It will depend on what you want in the home. A kitchen cost more per sq ft than a bedroom and quality matters. Quality can double the price. You will need to talk to a builder. Also you need to consider what is included like driveways, a well, septic tank, running electric and phone lines and the problems with buying building permits. Around here you may not be able to build at all if it can't get a septic tank or you might not be allowed that many bedrooms.


    I saw a builder advertise $38USD per sq ft here but you know they would charge much more if you want quality, upgraded carpets, counter tops, light fixtures, appliances, built in vacuum or anything else that wasn't in the bid.

    If you get one of the premanufactured homes ala MIT, they will start at $30./sq.ft. and are fantastically upgradeable after having been built.

    We have found a manufactured home plan that we love and we have land to put it on, but we're trying to find out exactly how much it will totally cost to have this house built. The house itself will cost $70,000


    So, any idea how much it would cost to have a full basement poured for a 2,000 sq ft manufactured home in Northern Indiana?

    I'd say you're going to have to get a copy of, at least, the floor plan of the house, with the outside dimensions and wall placements, to show to any good flatwork contractor. They should be able to give you a fairly close bid on what they'd charge to pour a basement for it. While you're at it, you should look into what a well and septic system will cost to install if you're thinking of building outside a municipality.House building questions....?
    About $20,000 for foundation and concrete work. Ask friends or even ride around new home construction sites, contractors usually have signs out advertising there work. Wouldn't hurt to stop and talk to people building those homes.

    No it will be FT%26amp;E but most houses that age will have been rewired or added to because people never needed so many outlets in those days. its worth the extra on the survey to check its been done right.Buying a house built in the early 60's, what will the electrics be like?
    they will probably be awful as my sister has just bought a house which happens to be in the same age group and she had to have it newly rewired through out , but it also depends on how bad it is ask for a free qoate

    it will be t%26amp; e but old pre metric cable, it will need rewiring to bring it to bs 7671 which is the current regulation. a good electrician should be able to advise you.ask to see his rgistration card. i am a electrician good look

    If you still have the red, black and green wiring, then I would have an electrician check it out. Also check the fuse box. If it has the old fuse wire type of fuses then it should be changed.
    Have an electrician look at it. Just in case your wires are old, or aluminum. These are a fire hazzard.
    you can't be certain just by the age of the house. Do you know if it is original wiring?

    There is absolutely no way of knowing what the electics could be like until you see them. I bought a house built in the 80's 3 1/2 years ago which had most of its electrics upgraded and additional sockets put it. Two months ago, I bought an almost identical house 100 metres away, built at the same time - electrics have to be upgraded even though it had nice white plastic switch covers and sockets. Normally it is recommended that electrics are upgraded after 20 years (doubt if this happens tho) because heat generated along the wiring eventually causes the wiring to go brittle. There is a fair chance that a house from the 60's has already had some sort of upgrade, but you can't be sure. It would be an investment to have a qualified electrician take a look and go on his/her advise.

    About that time wiring was changing to PVC sheathed from rubber insulation and sheathing, there was also a lot more single cables used in steel conduit, it all depends on the area and quality of build. The only way is to have an electrician FULLY inspect it, don't rely on a surveyor, if they see a couple of white switches they reckon that it's been totaly rewired and modernised!
