Depends on your area, cost at the time, etc.


Lay out a basic floor plan, and choose certain things you want - type of flooring, etc.


Then get several quotes from different contractors. Depending on the price of goods at the time (changes constantly!), and the area you live in - a contractor can give you an APPROXIMATE price per square foot.


The more detailed your plan, the better quote you will get.

Ball park is currently about 拢500ish to 拢725ish per square metre, give or take, depending on the nature and quality oif the build. (The reference below give self build figs which it suggests would be 15% less than builders cost - hence the figs above)
If you calculate GBP1000 per square metre, you've got the building decorated, carpeted/floored and all. This is the thumb rule.





Obviously the builders prices varies a lot, depending on the area you're in.
You must be a Brit... (pounds).


I had a house built and found prices can vary a lot depending on local regulations (some places in the states you have lots of permits to pay for before you can build).


Another variable is the builder. I live in a rural area and had a rural builder. He cost a lot less, and we didn't have to use an architect, which pushes the cost up more.





I asked builders for bids and they knew they were bidding against other builders.





I also insisted in seeing homes the builders had built before.





I found that rural builders cost less, but in some cases don't know as much as they should. Our builder did a pretty good job, but there were some things his men were very sloppy about and he didn't like having to come back to make right the things they did wrong. There's a law that any problems found in the 1st year must be fixed (here in the U.S.) and at the end of the year it was really hard to get him to come over and do those repairs as he couldn't charge for fixing his mistakes.





I had a water leak, and when he came for that, he did all the other repairs.





He did give us a quote by the sq. ft. While the cost of building materials went up after the quote and we had to pay the higher prices for the materials, we did not have to pay HIM a higher price.





The trick to it is:


1) get a quote for the sq. ft. - so he tells you cost of labor and cost of materials. He gets quotes on building materials from the building material supply house he will buy from.


2) When you get your bank loan add either 10% or 15% to the quote and get a loan for the quote plus 10-15%. The reason is that materials go up in price but that additional money should cover the increase in costs.

I figure if they don't want to give a quote, they are probably too busy to build my home.
