What is the average cost for an architect to draw up plans?


I have a ';layout'; of a house that I like, but this will be my first time building and I'm pretty sure I have to have actual ';blueprints';.House building question?
There are many different levels of architects and their fees will be based on the size and complexity of your home, plus what services you want the architect to provide. Do you want them to do construction administration, interior drawings, pre-construction, etc. For your information, pre drawn plans are not done by ';architects';, or at least they are not legally allowed to advertise themselves as architects, unless they hold a current license to practice architecture in all 50 States. It will be constitute as practicing architecture without proper license in any State where they are not licensed.


Generally, an architect will charge around $8/sf, their rate may drop if it is a large project. If the house is smaller than 3500sf, expect to pay around $12/sf. Designers on the other hand will charge as low as $1/sf. However, with designers, you will have no legal action if something should go wrong.


If you want to follow the route of using pre made plans, you should consider buying production homes instead. The pre made plans are essentially production homes with tweaks in it. In this market, there are great deals for existing homes, you will find a much better bargain and save your time and energy.House building question?
my folks had their plans reviewed and approved by an architect for $1500.00 CAN. it can take several months to get back depending on what type of house you want. you might be better off to get a pre-done design and have it modified a bit. you can get the pre-done type for around $1000.00





yes you need actual blueprints to get your building permits. you'll need a few sets. one for mortgage appl. one for each contractor company needed. one on site. one for your building permit.
Yes you need blueprints and multiple copies. It may cost $1000-$2000 to have custom plans drawn up. I always bought pre-made home plans and changed minor things myself while building. I have bought pre-made plans for around $500.
