Question for those who have had a house built?

What are some things you wish you knew beforehand and what are some of your suggestions or tips for things to consider when going ahead with this plan?Question for those who have had a house built?
promise each other ahead of time, that no matter how hard you cry, how loud you scream , how often you are crabby, how many times you yelll ';I wish we'd never started this!!';';.. that you really DO love each other, you really know that you'll survive it, and that you know you'll love the house when it's done....





it's very hard to stay happily married when you are building a house.... very hard....





love each other... often....Question for those who have had a house built?
Get estimates from more than one local builder. Make sure the estimates detail what is included. Ask the builder if he has any problems with you dropping by at anytime throughout the day..if he says he does not want you to do that, then do not hire him. This is your home, and you need to be there..we checked in everyday. Be prepared to have to wait longer than the agreement..usually about a month..don't know why, that just happens. Here to start they require 10 % and the total is divided up over the building period. Start now looking for your appliances, flooring, cupboards, vanities, etc...so you will be ready and know who you want to deal with (builder can suggest people, but you do not have to deal with them). Check BBB for complaints about the builder's company..make sure they are a registered business..talk to people..local hardware stores anyone about them. Know your budget allowed for flooring, kitchen..etc..you probably will go over that, so be aware...any extras will cost you along the way...any changes will cost extra...pay for these as you go..feel comfortable with your builder or do not deal with them..that's about it..going custom is the only way I would have a house built..then it is just what you want..I am very happy with mine.
make sure that your contractor has good help, the guys he hires will be the ones building your house,stick to a plan change orders can cost $$$$ don't wait till the last min to make decisions on finish like cabinets tile fixtures etc. make yourself available to your contractor do not use an architect who draws your plans with a cad make sure the subs are up to snuff don't ever go with lowest bid he probably forgot something don't be afraid to ask question's make routine checks on progress never pay up front it wouldn't hurt to watch some shows like this old house educate yourself i hope this helps good luck
We have built three new homes in the last 14 years but always through a community where either one or more builders are available to choose home styles from. The builders have many models to choose from as well as many exterior features. The decisions on the interiors are done through their design centers. After all the choices have been made, the home is built with that builders assortment of contractors. There is nothing more for us to do but wait for the home to be completed. Though not hassle free, it certainly beats going it alone from top to bottom.
