We live in the Raleigh/Durham Area of NC.Any advice wanted. We are considering buying land and having a house built. Can anyone offer any advice?
You are headed in the right direction since investing in real estate is a good thing.


The land purchase (at least here in California) is probably consummated through the help of an escrow which prorates some expenses and taxes while insuring that you get clear title to the property. If you do not have escrow companies, get a real estate attorney to help you.


Then of course, there is the concept of LOCATION. In all real estate investments that is the most important one. Check out the lay of your land. Walk it. Talk to people. Go to city hall and ask questions about utilities, building permits etc.


The purchase of your land should be the easier part of your two part question.


Building a house is the more difficult of the two tasks. You want to check out your builder every which way you can. My experience was that a lot of people involved in the building trades, including the general contractors are less than honest.


Some will furnish inferior product to what is stipulated in the contract. Some will want to have all their money up front or at


least too soon. Establish a payment schedule pegged on work progress allowing for a good chunk of money to be paid at the END.


In the process, before paying anyone, have them give you lien releases so that you are not faced with having to pay for the same work more than once.


When completed, file a Notice of Completion with your county and thus give constructive notice to all that the door to further liens slams shut in, I believe, 30 days from the filing date.

Before ya buy -- have to have a soil researcher come out and determine if the ground is fit for building... Make sure there is a deed and not in the name of some dead person... I do not think a lending company will give out money on undeveloped land -- cash deed.... If you have a well for drinking. -Go to the neighbors and ask for a drink of water -- you will be very unhappy if the water sucks... Same with septic tanks and how good do they drain....Need a land Survey good luck-- their may be other things--ok
Be careful of dishonest contractors. Most people I know who have done that were ripped off by shady contractors, even people who are in the construction business.
Check the future construction plans for your area and include roads too. Good luck. Be careful.
