What is the procedure for building a house/building on a property?

Lets say Donald Trump had 1,000,000 and a piece of property on which to build on. Who would he contact? (civil engineers, architects, etc.) Along the way, who bosses who around? who else would be hired? i have to make a diagram/flow chart on the procedure and who is involved etc. and i thought i would start by getting an idea here. If I took the advice of ';Guru';, I would've been out of a job a long time ago. The owner is required to procure the following: survey of existing property showing all existing buildings, topography, utilities, etc. Soils/Geo technical report (but that is usually done after preliminary design). Program requirements, what he wants in the building, approximate sizes, and requirements. Hires Civil Engineer.


The owner interviews and hires an architect. The architect does the research on zoning and building codes (NOT THE OWNER). He hires consultants (Structural, MP%26amp;E engineers) depending on the scope of the project, the bigger the project, the more specialized consultants. There are different phases in the architect's contract: preliminary, schematic, and construction document. Each phase will require signed approval from the owner. Prior to the finish of the Construction Documents, the architect will help the owner with the selection of the builder. Ultimately it is the owner's decision. The builder takes the completed construction document set and bid the project accordingly. The bid process will be determined by the contractual agreement between the builder and the owner. If the architect is contracted to perform construction administration/observation, then he/she will perform that duty. The boss is the owner. The architect have no contract agreement with the builder so he cannot order the builder to do anything without the consent of the owner and vice versa. Anyone contracted under the architect can be ';bossed'; by the architect. It is really a team concept and people usually get along very well. Anytime you see yelling is due to incompetence in coordination or lack of communication and documentation.What is the procedure for building a house/building on a property?
First you have to make sure what you want to do with the property fits within the zoning regulations! After checking on the zoning, next stop is building dept for info on bldg regulations, permits, inspections, etc. You may need to do perc tests, get clearances regarding wetlands and more before you do anything to the property. Have to have all of these before the architect can start designing the structure. Architects design, civil engineers then do the mechanicals, etc. Then the landscape architect designs the landscaping. Then review the plans with General Contractors for bids.
